Please confirm you are purchasing an existing property. *NOTE* we are currently not dealing with new build transactions (i.e. where you purchase directly from a developer).

Is the property is freehold or leasehold?

Clarification as to your funding arrangements. Please clarify how you are funding the purchase (i.e. whether from your funds together with a mortgage). If purchasing with mortgage finance please clarify the name of chosen lender and please note in order for us to act we must be on the Conveyancing Panel of your lender. We can verify whether we act once we know of the lender. With regard to all remaining purchase monies (i.e. all monies expect for the mortgage) please clarify the source of those monies (i.e. where they will be coming from – for example, UK bank or building society) and source of wealth (i.e. how those monies have been earned – for example, earnings / savings / sale of a property / shares or dividends / inheritance or any other source). Please be as detailed as possible

Apart from a mortgage loan which you may require please clarify whether any funding for the purchase is coming via any third party gift or loan. If monies are being gifted/loaned we require clarification as to the amount(s), person making such gift/loan, their relationship to you, whether they reside in the UK and whether the gift/loan has been disclosed to your mortgage lender.

Are you purchasing the property to live in or as a buy to let investment?

Are any of the purchasers non-UK resident? You are treated as a non-UK resident for Stamp Duty Land Tax (SDLT) if you are not present in the UK for 183 days or more in the 12 months before the effective date of the purchase. Trusts and companies have difference residency rules and please advise us if the purchase is via trust or company.

Whether you are purchasing in your sole name or jointly with anyone else or whether the purchase is in a company or business name

In relation to all purchaser(s) please clarify whether you are first time buyer(s) and also whether you own or have (or have ever owned or held) any major interest in any residential property anywhere in the World and this includes inherited property and property where you (or any of your children aged under 18) are beneficiary under a Trust. Where you are married or in a civil partnership this question also applies to your spouse/civil partner regardless of whether spouse/civil partner is also buying – their circumstances are taken into account for the purposes of calculating SDLT.

Do you (or your spouse/civil partner) claim Crown Employment Relief?

Is your purchase part of a Shared Ownership Scheme in which a Housing Association or other such organisation will own a share of the property? *NOTE* we are currently not dealing with Shared Ownership purchase transactions.

Do you have any link, relationship, or connection with the seller either personal or business?
